The Naples market is continuing to correct and move toward a more balanced, stable environment. Buyers are actively stepping in and absorbing inventory, and the overall trend is one of normalization after the volatility of the past year. May in Southwest Florida always brings a little urgency with it—the “if not now, when?” crowd starts showing up. These last-minute buyers tend to be some of the most motivated, and with decent inventory still on the table, this is a key window to make a move before summer heat (and humidity) settle in.
On the personal side, we were fortunate enough to sit down with Robert Reffkin, CEO of Compass International Holdings, during his recent visit to Naples. We also had the chance to spend time with our friend, fellow Compass Hamptons agent, and musical talent Antonio Bottero while he was in town. As always, we’ve been out enjoying everything Southwest Florida has to offer—time on the beaches and watching the Florida Everblades continue doing what they do best: chasing (and winning) Kelly Cup titles. |

| Naples Normalcy is Right Around the Corner! The Naples real estate market is clearly finding its footing after the slowdown we saw late last year. Closed sales climbed steadily from 572 in January to 731 in February and 1,057 in March. Strong buyer activity earlier in the season is now translating into completed transactions. Pending sales also increased from 890 in January to 1,097 in March.
At the same time, New Listings have actually declined each month, from 1,942 in January to 1,445 in March. So what?... This tells us that buyers are actively absorbing inventory faster than it’s coming to market. Taken together, these metrics point to a market that is correcting and moving toward balance—where buyers still have negotiating power, but well-priced homes are continuing to sell in a reasonable timeframe and price.
While April data has not yet been released, current trends are showing that inventory is retreating back to normalcy, and we are seeing continued stabilization, and in some cases, even slight upward pressure for certain properties and certain communities.

| | One of Naples’ most unique and long-standing traditions, the Naples Canoe Races return this May with a full day of waterfront fun. Held along the Gordon River, the event combines competitive (and not-so-competitive) paddling with live music, a beer garden, and a vendor village — making it just as entertaining to watch as it is to race. Dating back to the late 1970s, it’s grown into a true community celebration where costumes, creativity, and the occasional upside-down canoe are all part of the experience.

Your Air Conditioner: It’s Not Just About Temperature
In Southwest Florida, your A/C isn’t just there to keep things cool — it’s there to manage humidity. And in a sub-tropical environment like ours, humidity control is everything. Your system needs to pull excess moisture out of the air to keep humidity at or below 50%, which is the key threshold for minimizing the risk of microbial (mold) growth.
Here’s where most people get it wrong: the amount of time your A/C runs is what controls humidity — not just the temperature you set. That means your ideal thermostat setting isn’t fixed.
