August is National Golf Month and National Fishing Month, making it the perfect time to appreciate the incredible lifestyle we enjoy here in Southwest Florida. Naples and Marco Island are home to more than 90 golf courses, 48 miles of beautiful Gulf beaches, and over 100 miles of navigable canals and waterways on Marco Island alone. Whether your ideal day includes a morning tee time, an afternoon on the boat, or simply watching the sunset over the Gulf, there's no shortage of ways to enjoy paradise.

| Is the Naples market quietly gaining momentum? The latest numbers suggest it is.
July is traditionally one of Naples' slowest real estate months, and this year's numbers followed that seasonal pattern. Closed sales totaled 718, with 461 pending sales, while 903 new listings came to market.
The more interesting story is inventory. Homes for sale declined again from 4,777 in June to 4,380 in July, and Months Supply fell for the sixth consecutive month—from 9.5 months in January to just 5.7 months today. That's a significant shift in just seven months. Days on Market increased to 80 days, which is expected during the summer slowdown, but inventory continues tightening despite seasonal conditions. That suggests the market correction we've experienced over the past year is continuing to stabilize. Buyers still have opportunities to negotiate, but with fewer homes available than earlier this year, well-priced properties are becoming more competitive.
As always, Naples isn't one market. Waterfront condos, golf communities, luxury homes, and inland neighborhoods are all performing differently. If you're wondering what these trends mean for your home or your next purchase, give us a call—we're happy to help interpret the numbers. |

Naples enters its unofficial fifth season: School Traffic Season! The first day of school marks the return of packed roads, endless brake lights, and the annual realization that the trip across town now requires about 30 extra minutes and a healthy dose of patience. Veterans know the drill...leave earlier, pack an extra cup of coffee, and maybe avoid Immokalee Road and Pine Ridge if your schedule allows.
To all the students heading back to the classroom, we wish you an amazing year filled with learning, new friendships, and great memories. And to the parents, teachers, and everyone navigating the morning commute... best of luck. If you see me looking a hot mess at drop off just smile and wave back, knowing I am surviving on coffee, dry shampoo, and pure chaos. ;) ~Michelle

Naples' first non-profit public golf destination will make the game more accessible while offering first-class amenities for golfers of every skill level. Designed by legendary golfer Peter Jacobsen, the facility will feature a regulation-length 9-hole course spanning 3,369 yards, a full-length illuminated driving range, and an impressive 48,500-square-foot putting green complete with its own 18-hole putting course. It will also include beautiful clubhouse and 175-seat Oakwood Grill. This exciting new addition is sure to become one of Naples' premier destinations.

What You Can't See Can Cost You Thousands
From the outside, your air conditioner may seem to be running perfectly. Cool air is coming from the vents, the thermostat is happy, and everything appears normal. But behind the access panels, it can be a completely different story.
