SUMMER HEAT AND DEALS: READ!

Summer has officially arrived in Southwest Florida! And while the temperatures are heating up much faster than our summer real estate market, there are still plenty of opportunities for buyers and sellers alike. Historically, summer can be a great time to find value, with less competition and motivated sellers creating opportunities that aren't always available during peak season.


On the personal side, we've had an exciting month filled with boating, a Pitbull concert (Mr. Worldwide did not disappoint), and finally breaking ground on our forever home with XL Homes of SWFL. We're excited to share that journey with you as construction progresses.


June also brings Father's Day, giving us a chance to celebrate all the amazing dads, grandfathers, and father figures out there. Fatherhood involves equal parts wisdom, problem-solving, and pretending you know exactly what you're doing, even when, everyone knows you don't!

SWFL June Market Snapshot

The Naples market may be showing early signs of stabilization. From January through April, pending sales remained strong, reaching over 1,000 transactions each month, while closed sales nearly doubled from 572 in January to 1,072 in April.


At the same time, new listings steadily declined from 1,942 in January to 1,182 in April. While some of this is seasonal, buyer demand has been absorbing inventory faster than many expected. Another encouraging sign is Days on Market, which dropped from 86 days last September to just 56 days in April—a 35% improvement in market velocity.


Buyers still maintain negotiating leverage, with homes selling at approximately 94% of list price on average. However, the combination of stronger absorption, fewer new listings, and declining market times suggests the period of increasing buyer leverage may be moderating.


The good news? Inventory remains healthy, opportunities still exist, and well-positioned buyers can find excellent value. As always, individual market segments—from waterfront condos to golf communities and luxury homes—continue to perform very differently, making local expertise more important than ever.

Hurricane Season is Here. Did You Know, last year, hurricane prep. materials became permanently sales tax-free. Eligible items include common hurricane preparedness and safety supplies such as batteries, portable generators, smoke and carbon monoxide detectors, fire extinguishers, insect repellent, life jackets, sunscreen, and certain tarps. The change allows Floridians to save year-round while encouraging preparedness for hurricane season and everyday safety needs. Before making your next purchase, it may be worth checking whether the item now qualifies for Florida's permanent sales tax exemption.

Sink Stoppers: Pull Them Before You Leave!


Many seasonal residents leave sink and tub drain stoppers closed, believing they help keep bugs out. In reality, it's the water in the plumbing trap—not the stopper—that prevents pests and sewer gases from entering your home.


Unfortunately, a closed stopper can create a serious flood risk. The photo below is from an outdoor sink where this exact scenario occurred. A faucet was inadvertently left on, and when the water supply was later restored, the sink slowly overflowed. Fortunately, it was an exterior sink, but water still made its way into nearby cabinetry and finishes. The result? More than $20,000 in cabinet, hardware, and repair costs—all caused by a $5 drain stopper and a simple oversight.


Before leaving for the season, remove or open all drain stoppers and ensure water remains in your traps. Combined with regular inspections from a Certified Home Watch Professional, this simple step can significantly reduce the risk of costly water damage.

Sometimes the most expensive home repairs start with the smallest mistakes.
